Idealista — The Market Leader
Idealista is Spain's largest real estate platform and should be the starting point for any apartment search. It has the most listings, the best search filters, and the largest user base — which means it attracts the most agencies and private landlords alike.
Strengths: largest inventory by far, excellent filters (metro station, energy rating, elevator, terrace), strong mobile app, and coverage across Spain, Portugal, and Italy.
Weaknesses: higher scam risk due to volume, push notifications arrive approximately 30 minutes after actual publication on average, and increasingly dominated by agency listings. Private landlords sometimes prefer Fotocasa.
Best for: anyone searching for any type of property. If you use only one platform, use Idealista.
Fotocasa — The Private Landlord Alternative
Fotocasa is Spain's second-largest platform, owned by Adevinta (same company as Habitaclia, which has ~93% overlap — no need to check both). Fotocasa's key differentiator is its strength with private landlord listings.
Strengths: more private landlord listings in some areas, some exclusive listings that won't appear on Idealista, good interface, and no authentication required to browse. Particularly strong in Catalonia.
Weaknesses: smaller total inventory than Idealista, significant overlap on agency listings (~60%), and similar push notification delays. Search filters are slightly less granular than Idealista's.
Best for: supplementing an Idealista search. The ~40% of listings that don't overlap with Idealista represent real opportunities you'd otherwise miss — especially from private landlords.
Badi — The Room Specialist
Badi is fundamentally different from Idealista and Fotocasa. It's designed exclusively for room rentals and shared living. If you're looking for a room in a shared apartment (coliving), Badi should be your primary platform.
Strengths: purpose-built for shared living, better tenant profiles than Idealista's room listings, verification system for landlords, and listings tend to be more affordable. In our monitoring, we've found that Badi listings sometimes appear as drafts 10-15 minutes before they're publicly visible — the largest advance detection window of any platform we monitor.
Weaknesses: only covers rooms (no full apartments), limited to major cities (Barcelona, Madrid, Valencia primarily), smaller inventory (~300 rooms in Barcelona at any time).
Best for: students, young professionals, and anyone looking for shared accommodation. Essential if you're on a budget — rooms in shared apartments cost €400-700/month vs €900-1,300 for a 1-bedroom.
The Overlap Problem
Here's what most guides won't tell you: there's significant overlap between Idealista and Fotocasa for agency listings. If an agency has 50 apartments to rent, they typically list on both platforms. This means ~60% of what you see on Fotocasa, you'll also see on Idealista.
But the remaining ~40% is where the gold is. Private landlords often choose one platform, not both. A landlord in Gràcia might prefer Fotocasa. Another in Eixample might use only Idealista. If you're only checking one platform, you're systematically missing listings.
Badi has almost zero overlap with the other two — it's an entirely separate ecosystem for room rentals.
The monitoring math
Checking Idealista alone covers roughly 70% of all available listings. Adding Fotocasa gets you to ~90%. Adding Badi (for rooms) gets you to ~95%+. The last 5% are niche platforms like Habitaclia (but 93% overlap with Fotocasa) or Milanuncios (classified ads, higher scam risk).
Push Notification Speed: The Hidden Problem
Both Idealista and Fotocasa have a significant — and largely unknown — issue with their push notification systems. When a new listing is published on the platform, there's a delay before the app sends you the notification.
