Note: Prio is currently operated as a pre-incorporation project. A formal legal entity is in the process of being established. This privacy policy will be updated with the registered company details once incorporation is complete. In the meantime, all obligations described below are binding on the operators of Prio.

1. Who We Are

Prio ("we", "us", "our") is a real-time property alert service that monitors publicly available listing data from real estate platforms across Europe and the Middle East. We operate the website getprio.io and the Prio Telegram bot.

2. What Data We Collect

Data you provide directly:

• Your Telegram username and user ID (when you interact with our bot)
• Your search criteria (platform URLs, neighborhoods, price ranges, room preferences)
• Any messages you send us via Telegram or other channels

Data we collect automatically:

• Usage data: alerts sent, alerts opened, features used
• Technical data: device type, browser, IP address (for website visitors via standard web server logs)

Data we do NOT collect:

• We do not collect payment information directly — all payments are processed by Stripe
• We do not collect your real name, address, or phone number unless you voluntarily provide them
• We do not collect biometric data or sensitive personal data

3. How We Use Your Data

• To provide the service: matching your search criteria against new listings and sending you alerts
• To improve the service: analyzing usage patterns to improve alert accuracy and speed
• To communicate with you: responding to your messages, sending service updates
• To process payments: via Stripe, when you subscribe to a paid plan

We do not sell your data to third parties. We do not use your data for advertising. We do not share your data with other users.

4. Legal Basis (GDPR)

We process your personal data based on:

• Contract performance (Art. 6(1)(b) GDPR): processing necessary to provide you the alert service you requested
• Legitimate interest (Art. 6(1)(f) GDPR): improving our service, preventing abuse, basic analytics
• Consent (Art. 6(1)(a) GDPR): where required, such as for marketing communications

5. Property Listing Data

Prio monitors publicly available listing data from real estate platforms. This data includes property details (price, location, size, photos) and may include contact information published by landlords or agencies on those platforms.

• We process this data under legitimate interest — the data is published publicly for the purpose of being seen by potential tenants/buyers
• We do not store personal contact information of landlords or agents in our database beyond what is necessary for the alert notification
• Listing data from expired or removed listings is purged within 30 days
• If you are a landlord or agent and wish to have your listing data excluded, contact us

6. Data Retention

• Account data: retained while your account is active, deleted within 30 days of account closure
• Search criteria: retained while active, deleted when you remove them or close your account
• Listing data: purged within 30 days of the listing being removed from the source platform
• Server logs: retained for 90 days for security and debugging purposes
• Payment data: managed by Stripe according to their retention policy

7. Your Rights

Under GDPR, you have the right to:

• Access your personal data (Art. 15)
• Rectify inaccurate data (Art. 16)
• Erase your data ("right to be forgotten") (Art. 17)
• Restrict processing (Art. 18)
• Data portability (Art. 20)
• Object to processing (Art. 21)

8. Third-Party Services

• Telegram: we use Telegram's Bot API to deliver notifications. Telegram's privacy policy applies to your use of their platform.
• Stripe: payment processing. Stripe's privacy policy governs payment data.
• Cloudflare: website hosting and CDN. Cloudflare's privacy policy applies.

9. Cookies

Our website uses minimal cookies: essential cookies for site functionality only. We do not use tracking cookies, advertising cookies, or third-party analytics cookies. We use Cloudflare's built-in analytics which does not use cookies or track individual users.

10. Children

Prio is not intended for use by anyone under 16 years of age. We do not knowingly collect data from children.

11. Changes to This Policy

We may update this policy when we incorporate the legal entity or when required by law. Significant changes will be communicated via Telegram or on our website. Continued use after changes constitutes acceptance.
