Teatinos is the modern, planned half of Málaga: Teatinos itself, El Cónsul, Ciudad Universitaria and El Romeral. Wide avenues, recent blocks, the UMA campus and planned retail. It is the student engine of the city, and increasingly a value pick for young professionals and remote workers who want space and can live without cobblestones.
The numbers make the case. The median is 1,600€, the second highest in the city, yet the square metre is among the cheapest at 14.5€/m². The reason is size: a median flat of 100 m², the biggest of the six districts. If you are renting a room, this is cheap. If you are renting a whole flat, you pay a lot because you get a lot, not because the ground is expensive.
Metro line 1 puts you in the centre in about twelve minutes, and that is what makes the district work. The weak point is character. Teatinos is new, orderly and a bit soulless, and you cannot walk to the old town from here. If what you came to Spain for is a street with history on it, this is not that street.
