About Teatinos

Teatinos is the modern, planned half of Málaga: Teatinos itself, El Cónsul, Ciudad Universitaria and El Romeral. Wide avenues, recent blocks, the UMA campus and planned retail. It is the student engine of the city, and increasingly a value pick for young professionals and remote workers who want space and can live without cobblestones.

The numbers make the case. The median is 1,600€, the second highest in the city, yet the square metre is among the cheapest at 14.5€/m². The reason is size: a median flat of 100 m², the biggest of the six districts. If you are renting a room, this is cheap. If you are renting a whole flat, you pay a lot because you get a lot, not because the ground is expensive.

Metro line 1 puts you in the centre in about twelve minutes, and that is what makes the district work. The weak point is character. Teatinos is new, orderly and a bit soulless, and you cannot walk to the old town from here. If what you came to Spain for is a street with history on it, this is not that street.

Transport: metro line 1 into the centre in about twelve minutes, plus buses to the campus; the old town is not walkable from here.

What kind of flat you will find

50% of rental flats in Teatinos have three bedrooms, followed by 26% with two bedrooms. Studios make up 2% of the supply, and flats with four or more bedrooms, 20%.

Lift. 94% of rental homes here have a lift. The stock is recent and new blocks are built with lifts as a matter of course, so the missing share sits in the district's older buildings.

Private landlord or agency. 24% of listings are posted by a private landlord, against 76% that come through an agency. That is one of the highest private-landlord shares in Málaga, so this is where you have the best chance of dealing with an owner directly.

How much does it cost to rent in Teatinos?

The median rent in Teatinos is €1,475 a month. Most flats let for between €1,262 and €1,600 a month: a quarter of the supply falls below €1,262, and another quarter goes above €1,600.

Per square metre that works out at 13.5€/m². Applied to real floor areas, a 50 m² flat lands around €680 a month, a 70 m² flat around €940, and a 90 m² flat around €1,220.

Against the city as a whole, Teatinos sits 16% above the Málaga median (€1,268/month), where the median price per square metre is 15.8€/m².

A price too good to be true?

In Teatinos, only 10% of listings go below 9.9€/m². If you find a 70 m² flat at €690 a month or less, it is below the 10th percentile for the district.

That does not make it a scam, but it is worth checking before you go any further. A price well below the local market is the single most common red flag in rental fraud.

For reference, the 25th percentile in Teatinos sits at 11.2€/m². Below that, the price is good for the area without being anomalous.

Why we do not publish a price trend

We check that our sample can support a trend before publishing one, and right now it cannot. At the number of listings we analyse per period in Málaga, splitting that same data in half at random already produces swings of more than 15%, with no change in the market at all. Any percentage we published would describe the size of our sample rather than rents.

The prices on this page are unaffected: a median needs far less history than a trend does. We will publish the change again once we can compare two long periods on the same coverage.

Expect to be asked for your NIE (Número de Identificación de Extranjero) if you are a foreigner, your last few payslips or proof of income, your employment contract, and increasingly a bank guarantee or several months of deposit. None of it is a legal requirement of the contract itself, but applicants who turn up without the paperwork ready lose the flat to someone who has it. Assemble the folder before you start viewing.
