Arrancapins, in the Extramurs district, is where people who live in Valencia quietly go. It is wedged between the Turia gardens and the Mercat Central, a short walk from the centre, and its plan is an ordinary grid of ordinary streets: bakeries, hardware shops, schools, and bars serving a fixed-price lunch.
Think of it as the sane alternative to Russafa. You get the same access to the centre without the scene or the noise, and the flats are markedly bigger, with a 100 m² median. At 1.600€ and 16,0€ per square metre it is not a bargain, but for that money you get a family-sized flat rather than a renovated studio.
The tenant profile is local: families, professionals, people who have been here for years. And this is where one of the most useful numbers in Valencia turns up: 27% of listings come directly from the owner, the second-highest share of the ten. That matters if you are tired of agency fees and phantom viewings. The weak point is that the neighbourhood offers a newcomer no obvious hook, and that the supply is thin, so you have to move fast when something appears.
Transport: metro L3 and L5 (Àngel Guimerà) and Plaça Espanya station, with the Mercat Central ten minutes away on foot.
47% of rental flats in Arrancapins have two bedrooms, followed by 32% with three bedrooms. Studios make up 0% of the supply, and flats with four or more bedrooms, 16%.
Lift. 97% of rental homes here have a lift. 92% of flats have a lift. Most of the stock is mid-century blocks, built with lifts as standard and with generous floor areas.
Private landlord or agency. 20% of listings are posted by a private landlord, against 80% that come through an agency. That is a middling proportion for Valencia.
The median rent in Arrancapins is €1,625 a month. Most flats let for between €1,400 and €2,018 a month: a quarter of the supply falls below €1,400, and another quarter goes above €2,018.
Per square metre that works out at 16.2€/m². Applied to real floor areas, a 50 m² flat lands around €810 a month, a 70 m² flat around €1,130, and a 90 m² flat around €1,460.
Against the city as a whole, Arrancapins sits 16% above the Valencia median (€1,400/month), where the median price per square metre is 17.1€/m².
In Arrancapins, only 10% of listings go below 12.6€/m². If you find a 70 m² flat at €880 a month or less, it is below the 10th percentile for the neighbourhood.
That does not make it a scam, but it is worth checking before you go any further. A price well below the local market is the single most common red flag in rental fraud.
For reference, the 25th percentile in Arrancapins sits at 14.4€/m². Below that, the price is good for the area without being anomalous.
We check that our sample can support a trend before publishing one, and right now it cannot. At the number of listings we analyse per period in Valencia, splitting that same data in half at random already produces swings of more than 15%, with no change in the market at all. Any percentage we published would describe the size of our sample rather than rents.
The prices on this page are unaffected: a median needs far less history than a trend does. We will publish the change again once we can compare two long periods on the same coverage.

Expect to be asked for your NIE (Número de Identificación de Extranjero) if you are a foreigner, your last few payslips or proof of income, your employment contract, and increasingly a bank guarantee or several months of deposit. None of it is a legal requirement of the contract itself, but applicants who turn up without the paperwork ready lose the flat to someone who has it. Assemble the folder before you start viewing.
