Sant Francesc is the elegant centre of Valencia, inside the Ciutat Vella, the old town. It runs from the city hall down to Carrer Colón and Carrer de la Pau: stately buildings, banks, department stores, the Mercat de Colón round the corner and the main train station at its edge. This is the Valencia of old money rather than the Valencia of postcards.
It is by a clear margin the most expensive of the ten neighbourhoods: 1.925€ median, 21,1€ per square metre. It draws professionals, couples without children, senior managers and people relocated by their employer, and the supply is professionalised, with only 19% of listings from private owners.
In its favour: you walk everywhere, you reach any part of the city without thinking about it, and the buildings are among the best maintained in Valencia. Against it: this is not a neighbourhood of neighbours. There is little street life once the shops close, traffic and noise are constant, and you pay an obvious premium for the address. You will live very comfortably here. You will not put down roots.
Transport: metro L3 and L5 (Colón, Xàtiva), the Estació del Nord train station, and effectively every bus line in the city.
