About Mestalla

Mestalla, in the Pla del Real district, is where expat families and academics tend to end up once they know the city. It sits across the Turia gardens from the old town: tree-lined streets, wide pavements, calm shops, and the Valencia CF stadium that gives the whole area its name.

The numbers match the feel. The median is 1.600€ at 16,7€ per square metre, exactly the city average, for flats of 100 m² with a lift in 95% of cases. You can walk across the Turia into the centre, and you are on the Blasco Ibáñez axis with the university faculties a few minutes away, so alongside the families there is a steady academic population. If you are moving with children and want a school run that does not involve a metro, this is the obvious search area.

Two weaknesses. First, it is quiet and unexciting: nobody moves to Mestalla for a night out. Second, supply is short and agency-dominated, with only 18% of listings from private owners, so you need to react quickly. And on match days the streets around the stadium seize up completely.

Transport: metro L3 (Facultats) and L5 and L7 (Aragó), on the Blasco Ibáñez university axis.

What kind of flat you will find

45% of rental flats in Mestalla have three bedrooms, followed by 21% with two bedrooms. Studios make up 1% of the supply, and flats with four or more bedrooms, 24%.

Lift. 97% of rental homes here have a lift. 95% of flats have a lift. The neighbourhood was built in blocks in the 1960s and 1970s, with lifts as standard and large floor plans.

Private landlord or agency. 23% of listings are posted by a private landlord, against 77% that come through an agency. That is one of the highest private-landlord shares in Valencia, so this is where you have the best chance of dealing with an owner directly.

How much does it cost to rent in Mestalla?

The median rent in Mestalla is €1,400 a month. Most flats let for between €1,200 and €1,685 a month: a quarter of the supply falls below €1,200, and another quarter goes above €1,685.

Per square metre that works out at 16.5€/m². Applied to real floor areas, a 50 m² flat lands around €820 a month, a 70 m² flat around €1,160, and a 90 m² flat around €1,480.

Against the city as a whole, Mestalla sits in line with the Valencia median (€1,400/month), where the median price per square metre is 17.1€/m².

A price too good to be true?

In Mestalla, only 10% of listings go below 11.8€/m². If you find a 70 m² flat at €830 a month or less, it is below the 10th percentile for the neighbourhood.

That does not make it a scam, but it is worth checking before you go any further. A price well below the local market is the single most common red flag in rental fraud.

For reference, the 25th percentile in Mestalla sits at 13.3€/m². Below that, the price is good for the area without being anomalous.

Why we do not publish a price trend

We check that our sample can support a trend before publishing one, and right now it cannot. At the number of listings we analyse per period in Valencia, splitting that same data in half at random already produces swings of more than 15%, with no change in the market at all. Any percentage we published would describe the size of our sample rather than rents.

The prices on this page are unaffected: a median needs far less history than a trend does. We will publish the change again once we can compare two long periods on the same coverage.

Expect to be asked for your NIE (Número de Identificación de Extranjero) if you are a foreigner, your last few payslips or proof of income, your employment contract, and increasingly a bank guarantee or several months of deposit. None of it is a legal requirement of the contract itself, but applicants who turn up without the paperwork ready lose the flat to someone who has it. Assemble the folder before you start viewing.
