About El Cabanyal

El Cabanyal, officially El Cabanyal-El Canyamelar, is the old fishing quarter that sits directly behind the beach. It kept the layout of the fishermen's houses: low buildings, straight streets running down to the sea, and the tiled façades that are the most photographed thing in Valencia after the Ciutat de les Arts.

After decades of neglect and a demolition plan that was never fully carried out, the neighbourhood is mid-gentrification. Artists, nomads and coworking spaces have arrived while the original residents are still very much here, and that overlap is precisely what draws people. It also has the highest share of private landlords of the ten: almost a third of listings come from the owner, a proportion you will not find in Barcelona.

The case for it is a three minute walk to the sand and an atmosphere that exists nowhere else in the city. The case against is equally concrete: the centre is roughly twenty minutes by tram, the housing stock is old and walk-up, and the standard of renovation swings wildly from one house to the next. Visit before you commit.

Transport: tram L4 (Les Arenes, Doctor Lluch) and metro L5 and L7 at Marítim, plus the Cabanyal commuter rail station.

What kind of flat you will find

Lift. 45% of rental homes here have a lift. Only 37% of flats have a lift, the lowest figure of the ten neighbourhoods. El Cabanyal is low-rise fishermen's housing, one or two storeys, built long before lifts. Expect stairs.

Private landlord or agency. 21% of listings are posted by a private landlord, against 79% that come through an agency. That is a middling proportion for Valencia.

How much does it cost to rent in El Cabanyal?

The median rent in El Cabanyal is €1,400 a month. Most flats let for between €1,200 and €1,607 a month: a quarter of the supply falls below €1,200, and another quarter goes above €1,607.

Per square metre that works out at 18.5€/m². Applied to real floor areas, a 50 m² flat lands around €920 a month, a 70 m² flat around €1,300, and a 90 m² flat around €1,660.

Against the city as a whole, El Cabanyal sits in line with the Valencia median (€1,400/month), where the median price per square metre is 17.1€/m².

A price too good to be true?

In El Cabanyal, only 10% of listings go below 13.6€/m². If you find a 70 m² flat at €950 a month or less, it is below the 10th percentile for the neighbourhood.

That does not make it a scam, but it is worth checking before you go any further. A price well below the local market is the single most common red flag in rental fraud.

For reference, the 25th percentile in El Cabanyal sits at 15.3€/m². Below that, the price is good for the area without being anomalous.

Why we do not publish a price trend

We check that our sample can support a trend before publishing one, and right now it cannot. At the number of listings we analyse per period in Valencia, splitting that same data in half at random already produces swings of more than 15%, with no change in the market at all. Any percentage we published would describe the size of our sample rather than rents.

The prices on this page are unaffected: a median needs far less history than a trend does. We will publish the change again once we can compare two long periods on the same coverage.

None of it is a legal requirement of the contract itself, but applicants who turn up without the paperwork ready lose the flat to someone who has it. Assemble the folder before you start viewing.
